One-Time Close, New Construction or Refinance Loan
A One-Time Close New Construction loan is a single-closing construction loan. The construction portion is short-term financing that is modified into permanent financing upon completion of the project. A single-closing construction mortgage can be closed as a purchase or a refinance.
A single-closing construction loan combines both the construction financing and the permanent mortgage into one loan. The borrower completes a single closing transaction before construction begins. At closing, the borrower is responsible for paying closing costs and fees. The loan funds are disbursed through draws, with an initial draw provided at closing to pay the contractor and start the construction project.
